Who Are We

Urban Storage was founded by seasoned industry veterans whose principals collectively have over fifty years of self–storage development, acquisition and management experience, having completed storage transactions with an aggregate value of more than a half billion dollars. Urban Storage Fund principals have developed and acquired over two million square feet of self-storage product comprised of 18,000 units in over 40 locations throughout the United States.

  • Jeffrey A. Grubb
    Jeffrey A. Grubb Managing Partner

    Jeffrey A. Grubb is President of Space Mart Development Company, LP. In this capacity, Mr. Grubb is responsible for the day-to-day development and oversight of Space Mart Partners self-storage facilities. Mr. Grubb’s real estate experience includes the entitlement, development, management, and ownership of self-storage, office/industrial, and net lease child care properties totaling more than 1 million square feet from Philadelphia, PA to Newport News, VA.

    Before founding Space Mart, Mr. Grubb held the position of Consulting Manager at Deloitte Consulting in Austin, TX. Mr. Grubb earned an MBA with Honors from The University of Texas at Austin, and a BS in Finance from The Pennsylvania State University.

    Mr. Grubb currently serves on the board of the Pennsylvania Self Storage Association and was formerly on the board of Easter Seals Central Pennsylvania.

  • Robert E. Poole
    Robert E. Poole Managing Partner

    Robert E. Poole, President & CEO of S&A Homes, Inc., is one of the top 100 home builders in the country. The company and its affiliates generate in excess of $100 million in revenue annually. In addition to single family and multi-family residential construction, Mr. Poole’s activities include commercial construction and development. Among these projects have been more than 650,000 square feet of rentable self-storage space in facilities located in major markets in New Jersey, Virginia, and Pennsylvania.

    Active in business and community affairs in Pennsylvania, Mr. Poole is a local advisory board member of BB&T Company, a $200 billion financial services holding company. He is also a member of the Geisinger Health System Foundation Board of Directors.

    His past activities have included service on the boards of several local and regional financial institutions and local community boards for land preservation and youth development.

  • Richard F. Defluri
    Richard F. Defluri Managing Partner

    Richard F. DeFluri is a principal of Abundance Wealth Counselors, a financial services organization that provides wealth counseling to individuals and institutions with significant investable assets. An Accredited Investment Fiduciary, Certified Investment Management Consultant, and Registered Financial Consultant, Mr. DeFluri is a nationally recognized financial consultant who has presented seminars on asset allocation, security selection protocol, hedge fund analysis, and sophisticated estate and asset protection planning techniques to many groups, including universities and professional organizations.

    Mr. DeFluri was a founding manager of All Seasons Storage Trust, one of the nation’s first non-traded self storage REITS. Before it was sold to Simply Self Storage in 2006, All Seasons Storage Trust assembled a portfolio of more than 30 self-storage properties in six states. Through his 40-year career, Mr. DeFluri has served on many public and private boards. Currently, he is a member of The Pennsylvania State University Library Development Advisory Board, as well as The Pennsylvania State University Athletic Committee Board of Advisors. In addition, he has also served as a member of the Board of Directors of AquaPenn Spring Water Company, Nittany Health Care, and PFG Capital Corp.

  • Daniel I. Weinstein
    Daniel I. Weinstein Managing Partner

    Daniel I. Weinstein most recently served as the US Acquisitions Manager for Public Storage, the largest publicly traded self-storage REIT, throughout the Eastern United States. In this capacity, Mr. Weinstein oversaw real estate acquisitions for the company throughout the region, where he was responsible for sourcing, analyzing, negotiating, and closing direct purchase, joint venture, and partnership real estate opportunities in markets from New England to Florida and Illinois to Texas.

    Prior to joining Public Storage, Mr. Weinstein served in various development and acquisition capacities with companies such as Trammel Crow Residential and Security Self Storage. While at Trammel Crow Residential, Mr. Weinstein managed the acquisition and development of Class A multi-family real estate throughout South Florida. In this capacity, he oversaw all aspects of site acquisition, entitlement, financing, budgeting, contract administration, and development for over 1,000 multi-family residential units. Prior to joining TCR, Mr. Weinstein was the Director of Acquisitions for Security Self Storage, a diversified real estate investment company focused on the acquisition and development of Class A self-storage facilities throughout Florida.

    Over the past twelve years, Mr. Weinstein has acquired and developed more than $400 million of self-storage and multi-family real estate throughout the Eastern United States.
